Flat Roof Repair

While the 3 primary types of commercial roofing (built up, modified bitumen, and single ply) are all strong, durable roofing systems, they will each require some level of repair at some point in time.

Although the name would suggest otherwise, flat roofs are never completely flat as some degree of slope is required for drainage purposes. Even so, the flatter nature of “flat roofs” and “low-slope” roofs does invite its most common problem: water collection (also known as “ponding”).

While the 3 main types of commercial roofing systems have fundamental characteristics that combat the issue of ponding, no roofing system is inherently immune to this issue. It is worth having our professionals at McStay inspect your roofing system to determine whether your roof requires repair.

Single Ply

Types of Single-Ply Roofing

McStay Quality Roofing & Solar offers 3 different types of prefabricated single-ply membranes that support flat and low-slope commercial applications: EPDM, PVC, and TPO. Read on for more information on each of these single-ply membranes.

• EPDM Roofing: Ethylene Propylene Diene Monomer (EPDM) is a durable and low maintenance single-ply roofing membrane. EPDM Roofing refers to single-ply low-slope roof systems where sheets of EPDM rubber are joined together to make a waterproof roof membrane. EPDM is available in both black and white, and it is sold in a broad variety of widths.
• PVC Roofing: PVC (polyvinyl chloride) Roofing is a singly-ply white membrane used in both commercial and residential roofing. Because it is white, the membrane actually reflects heat, which saves the property’s air conditioning unit from having to work as hard! (By the same token, it also saves your wallet!)  This robust material also offers protection against chemicals, water leaks, UV rays and fire. Thanks to its cool reflective properties, PVC is resistant to damage and discoloration from the sun’s radiation.
• TPO Roofing: TPO (thermoplastic polyolefin) consists of recycled rubber, and it is sold in rolls that are held together by seams glued together using welding. Similar to PVC, it is white and highly reflective, offering a potential reduction in air conditioning costs. An eco-friendly, low-maintenance, and lightweight option for your roof, TPO offers some great benefits that you should consider!
• Repairs: Single-ply roofing solutions are incredibly durable, and they withstand all of the elements of occasionally severe and unpredictable Texas weather very well.

SPF

SPF (or Spray Polyurethane Foam) is a high-performance material that begins as a sprayed liquid that transforms into an expanding foam. The resulting foam creates a solid layer across the roof. The SPF roofing system option serves as a strong, lightweight, and very protective membrane.

Additionally, no matter the existing material, SPF can serve as part of a roof repair project for your current roof, which, in effect, lengthens its lifespan. SPF adjusts well to various temperatures and weather thanks to its inherent flexibility, and because of its foam nature creating an insulating barrier, the energy efficiency of your roof and building are also improved.

Coatings

One option for roof restoration projects is strategic and professionally applied roof coating materials. Coatings offer a seamless and waterproof solution to the majority of common maintenance and restoration needs. There are several coating options that, while all serving the same overall function, would each offer slightly different benefits. Acrylic

Elastomeric coating is applied in liquid form that hardens to become a durable, flexible membrane.
